No matter which marketing option you decide upon there are Legal Requirements you will need to have in place, all of which we can assist you with.

 

Energy Performance Certificate (EPC).

Before we can start marketing your property we must have a current EPC, E or above. A member of Leonard’s staff is a qualified Domestic Energy Assessor and we can arrange for this to be done at a reduced cost. Once completed an EPC is valid for 10 years. 

 

Gas Safety Certificate

All Rental Properties with Gas Appliances must have a valid Gas Safety Certificate, for ALL gas appliances present and working. Renewable Annually, special discounted rates for a Boiler Service and Gas safety Certificate when booked together.

 

Electrical Certificate

All Rental Properties must hold a current Electrical Certificate - they are generally valid 3 or 5 Years. 

 

Portable Appliance Test (PAT Test)

Portable Appliance Test If you are letting the property with any portable appliance (Toaster, Microwave, freestanding heaters etc.) these appliance must be tested and a certificate issued

 

Landlords Selective License

Many Councils have started a Landlords License Scheme (Croydon is included), the Scheme will vary from Borough to Borough but essentially they publish Guidelines to ensure each and every rental property is Safe for the residents. You will need to register with the necessary Council and send over a copy of your License so we can pass to the Tenants as part of their Check-in Documents.

 

Smoke Alarms / Carbon Monoxide Detector

A Smoke Alarm must be present, and working, on each floor of a property and a Co2 Detector placed near any Solid Fuel Burning Appliances, Gas Fires and Boiler

 

We can check the property and advise you of any requirements to ensure you comply with current Legislation

 

Deposits

All tenant deposits must be held within a Deposit Protection Scheme, and as of 1st June 2019 only a maximum of 5 weeks Rent may be held as the Security Deposit.

 

If you do not wish Leonards to hold the deposit within their Deposit Scheme you must register with recognised scheme and lodge the deposit within 30 day of the start of the tenancy.
