HMOs

In this ever changing market at Leonards we have seen a rise in Landlords investing in a House of Multiple Occupancy (HMO), and have developed a comprehensive management package to offer to Landlords who are either embarking on this new venture or to Landlords who want to free up some time and are ready to hand over the reins of the day to day running of their HMO.

 

We have put together a list of all the services we offer, some may not be applicable depending on the type of HMO you have purchased, and you may already have a system in place that you want us to step in and continue to run – either way we can be flexible and tailor an HMO package and price to suit each individual property.

 

Services:

  • Monthly visit to check the communal areas, clear all junk mail etc., ensure the areas are kept clear of clutter in keeping with any Fire and Health & Safety regulations.
  • Bedroom checks every 3 months for each room (more frequently for any rooms that we are not happy with)
  • As required arrange contractors to undertake maintenance issues
  • Arrange for a cleaner to clean the communal areas once a month, including a Communal Kitchen - cleaning the hob and ovens, sweep the front and back patios/doors, wash tea towels and clean washing machine trays/drum/doors (if supplied)
  • If Communal Bathrooms arrange for a cleaner to clean twice a week
  • Arrange for a window cleaner twice a year (Internal window to be cleaned by tenants)
  • Arrange for the communal drains to be flushed every year, as on-going maintenance - monitor if more frequent visits are required
  • Provide communal kitchen with Bin, washing up liquid, kitchen spray, cleaning clothes, tea towels and a drainer for the draining board
  • Arrange for any external Gardening
  • If any coin operated Meters or Washing Machines, empty and bank money as per your instructions.
  • As required arrange for rooms to be redecorated/touched up
  • Assess communal Areas on an annual basis and advise as and when any redecoration is required
  • As Tenants hand in their notice to vacate; market the room to replace tenant to ensure continuous rental income
  • Secure new tenants, and undertake the necessary referencing, Right to Rent checks and issue with Tenancy Agreement, Check-in Inventory & House Rules Letter

Fees:

Each HMO is different and will require a tailored package; after a site visit or a discussion with you to confirm size and services you require we would propose a monthly management fee, plus marketing fee for the rooms as and when they require re-letting.
