Deposits

Taking a deposit from a tenant decreases the chances of abandonment, by acting as an incentive for the tenant to terminate the agreement correctly. The deposit also gives security in case the tenant leaves the property owing rent or to pay for any damage or unpaid household bills at the end of the tenancy

We can collect a deposit from the tenant, normally six weeks but never less than a full monthís rent, and can take on the responsibility of protecting the deposit via the government approve Deposit Protection Scheme (DPS). If we have checked-in the tenant, we will at the end of the tenancy re-inspect the property and the costs of any work attributed to the tenant will be deducted from the deposit. Any disputes will be referred to the dispute resolution service of the Tenancy Deposit Protection scheme used.

The Housing Act 2004 came into effect on 6 April 2007, and made provision for the protection of tenancy deposits and the resolution of disputes over their return. All deposits taken for Assured Shorthold Tenancies (AST) after this date must be covered by a tenancy deposit scheme (TDS) within 30 calendar days of receipt by the landlord or letting agent

Maintenance Issues

Any maintenance issues that may arise will be dealt with efficiently and to the highest standard. We have qualified on-the-road maintenance teams covering all trades who continuously liaise with the office staff on a daily basis ensuring an excellent service is always delivered to both you as a landlord and the tenant. As your managing agent we will authorise works to be completed to a maximum value which will have been agreed between you and ourselves at a previous date. If you wish to authorise all repairs, this is fine, but if we should be unable to contact you in the event of an emergency we will always authorise works to ensure your property is protected, and to maintain a safe environment for the Tenants to live in.

Certificates Required

Before we can start marketing your property we must have a current Energy Performance Certificate (EPC). A member of Leonardís staff is a qualified Domestic Energy Assessor and we can arrange for this to be done at a reduced cost. Once completed an EPC is valid for 10 years.

Before the start of a tenancy properties with Gas must have a valid Gas Safety Certificate.

We can arrange this with our Gas Safe Engineer.

We would always recommend an Electrical Certificate is undertaken, although this is not mandatory.

Inventories

As part of our Management Fee we will undertake a Photographic Check-in Inventory, which is normally sufficient for unfurnished Properties, however for fully or part furnished Tenancies we would recommend the use of an Inventory Specialist. This we can arrange and for on your behalf, deducting the cost from the rent.
